Design Build is sometimes compared to the master builder approach, said to be one of the oldest forms of construction contracting, reportedly as being in use for over four Millennia, which defines the master builder as "a person skilled in the design and construction of buildings."


In our modern age, Design Build is defined as "a method of project delivery in which the owner executes a single contract with one entity (design builder) to provide architectural/engineering and construction services."  We refer to design build as the TEAM approach, where the Client, Designers, Engineers and Builder work seamlessly together to turn the Client's ideas into a functioning and successful reality.


The process begins with our Design and Pre-Construction Group exploring alternative solutions to develop a facility program to capture the Client's requirements, comprised of preliminary sketches, a defined scope of work, firm guaranteed budget and project schedule. The process continues with the development of working drawings and specifications necessary to obtain regulatory approvals, permitting and the construction stages of the project. To contract this service, we recommend the use of a standard Canadian Construction Association  CCA 14 Design Build Stipulated Price contract, containing an open book option, allowing the Client full involvement to participate and make decisions connected with the design, scope, budget and timing. When the Client is satisfied with the full intent, all aspects can be converted to a stipulated price contract. This transparent process offers the best value approach, whereby the most functional and aesthetically pleasing design is achieved for the most competitive construction dollar without sacrificing quality.


As the project moves forward through the construction stage, the Client, Designer, Consultants and Builder become collaborative team partners through to the project completion.

DESIGN DEVELOPMENT


Set up primarily to support our Design Build method of construction, our in-house Design Group can help you define your project requirements, by developing conceptual sketches and preliminary scopes, from which accurate budgets can be prepared to support your business plan. Our Group utilize the latest in 3D modelling technology and software to service your needs.


Our group can certainly be a benefit to your project. They are experienced working with and managing the design process, for industrial and commercial type projects, teaming with a variety of Design and Engineering Consultants, who create the drawings and specifications necessary to obtain regulatory approvals, permitting and construction stages of the project.

construction management


In the event that you have chosen your Design and Engineering Group, but want to have the flexibility to explore various alternatives, always mindful of the construction budget and timelines, the Construction Management contract delivery method is your right choice.


This process is very much an open book process as well, allowing the Client full involvement to participate and make decisions connected with the design, scope, budget and timing. Under this scenario, the Construction Manager submits a fee for service plus fixed general condition costs to manage the project. Once the design, scope and budget have been finalized, a standard version of the CCA  Construction Management contract can be used, or all documentation can be converted to a lump sum contract, such as a standard  CCDC 2 contract.


As the project moves forward into the construction stage, the Client, Designer, Consultants and Builder become collaborative Team Partners through to the project completion.
